I hope this note finds all of you healthy and happy. I wanted to pass some information along to you and anyone you know that might be thinking about buying a home in Northern Virginia.
If you know anyone that might want to buy a house with NO MONEY DOWN they have to act NOW.
Currently there's a way to have the Seller pay 3% towards your down payment through companies like Nehemiah and AmeriDream. The housing package that was pushed through Congress included legislation to eliminate this type of seller help. When the President signs the bill, as of October 1, 2008 those programs will no longer be able to take 3% from the seller and pass it onto the buyer. If you're looking to use this type of assistance you need to be under contract with lender financing in place preferably by the middle of September, but no later than September 30, 2008.
I’ve closed two of these in the last month and they work great. The seller pays the 3% down payment and the closing costs for the buyer. Both buyers of mine bought the home with virtually nothing out of their pocket.
Everyone knows prices are great right now. Interest rates have ticked up a little recently but are still great. Lock in a 30 year fixed with NO MONEY DOWN. If you or the person you know doesn’t act in the next 2 months then no money down could be gone for a long time.
